Aalen Park is a complex proiect, developed on three lands totaling approx. 40,000 sqm.

Located in the immediate vicinity of Baneasa Airport’s “Traian Vuia” Flight, this proiect has been developed to meet all the regulations imposed both by the Romanian Aeronautical Authority and the Urban Regulation of the area, obtaining the proposed solution a maximum of efficiency.

Due to the fact that the PUZ approved by the Bucharest City Hall 1 was admitted a maximum height of GF + 2 and using the fact that the level of the land is on average by 1.45m below the DN1 quota, we adopted an unconventional approach, lowering the 0,00 share of the entire proiect so that we can approach the high values of the urban indicators obtained: POT = 60% and C.U.T. = 2.5

The project comprises a residential area consisting of nine A-type blocks with a ground floor area of 636 sqm and a B-type block with a ground floor surface of 610 sqm. Each Type A block accommodates eight three-room apartments with useful surfaces ranging from 78 and 82 m2 and 13 two-room apartments with useful surfaces ranging from 58 to 64 sqm. The B-block contains 18 two-room apartments, three three-apartment suites and three studios.

In total, there will be 135 two-room apartments, 75 apartments of three suites and three studios. In A-type blocks there is the option to change a couple of 2 + 3-room apartments to get one of the 4 rooms and a studio.

The shopping area, with a 200 m opening on DN, consists of a complex comprising a 90—room transit hotel, equipped with multifunctional halls, a car rental area, a commercial gallery, three cinema halls, a ice rink and a family market shop. Inside this area was added the bus station, and in the future the metro station of the bus that will connect the North Railway Station to the Otopeni Airport.

The presented concept has a common basement, so residents in the residential area can come, walking a 200 m away from the weather, to the recreation area of the complex.
