1The property is located exactly on the border between Alba and Hunedoara counties. The altitude of 850 meters offers the opportunity to admire the Apuseni Mountains with its most important landmarks – Vulcan (located only 2 kilometers away), Mount Găina and Biharia.
The property is unique in the Apuseni Mountains – very large, everything is compact and the documents are up to date, it can be sold immediately.
The property is located in a mountainous area, it is not crowded because it is not a tourist area, the air is strongly ozonized, the land is clean, no herbicides were used – neither recently, nor in the past because the area was not subjected to collectivization. The neighbors are far enough away so that privacy is not violated by prying eyes.
The property consists of:
- Land in total area of 29 hectares.
- Four houses – P plus M.
- house no. 1 is not completely finished either inside or outside, it is not connected to the (own) water network and is divided as follows: on the ground floor – hall, bathroom, kitchen, two medium-sized rooms, a very large room, terrace, under which there is a cellar; on the first floor – bathroom, three medium-sized rooms, one very large room, hall, terrace, attic (entrance is from the house). At the back of the house (with the entrance from the outside) a sauna/room for the central is partially arranged. The house has two entrances.
- house no. 2 is inhabited and is divided as follows: on the ground floor – terrace, hall, living room, kitchen, bathroom, bedroom; in the attic – hall, two bedrooms with access to the terrace, attic (with access from the terrace via a hatch/stair), storage room/pantry.
- house no. 3 is inhabited and is identical to the previous one.
- house no. 4 is inhabited and does not have the floor (attic) completed/furnished. In the back, with an outside entrance, a functional sauna is built from pine wood (logs), equipped with a Harvia wood-burning stove (special stove for saunas).
- as alternative heating options – in addition to the wood-fired or electric boiler – the houses have traditional wood-burning stoves.
- An ecological house composed of:
- large living room with open kitchen, two small rooms, a small attic and a spacious bathroom. The shape of the house is round, it is built from ecological materials and it is heated with thermo-fireplace and radiators in every room. Hot water – from the wood boiler. The house can be lived in permanently, it is cool in summer and warm in winter. It is made of raffia bags (by the kilometer) filled with sand and earth, inside it is plastered with clay and whitewashed. The foundation is deep and strong because a lot of stone was used. The project was carried out by the owners as an experiment (not being specialists, they were not sure of the result). Time has proven that the experiment was successful – the house is very durable and comfortable, and the experience of living in such a house is particularly pleasant. Although the cost of the materials used is not very high, the total cost of the house rose quite a lot because a lot of labor was needed at the same time (30 people); this house is included in the CF in the annexes category;
- Stable for at least 100 animals; it is made on a slope to be able to load/distribute the hay easily; it has four compartments for large animals and two compartments for small animals (birds, rabbits); there is running water and electricity.
- Stone quarry, located behind the stable; the stone is suitable for construction; in the past, the locals used this stone to build their homes; the same source was also used for the construction of roads in the area.
- 22 hectares of pasture (cleaned and mowed annually) – area eligible for subsidy from APIA (National Agency for Payments and Interventions in Agriculture). The rest of the property, up to 29 hectares, includes: houses and outbuildings, forest (birch, beech, hornbeam), shrubs and fruit trees (blackberries, hornbeams, cherries, apples, rose hips, hawthorn, hazel) and juniper – a species on the way to extinction, protected by law from which the buds and fruits can be harvested and used for curative purposes.
- Fenced yard with rustic wooden fence (700 m) and metal posts fixed in concrete.
- Intravilan – area of 1.6 hectares (courtyard).
- The houses are positioned with their backs to the mountain, the forest behind is part of this property, everything is tabulated up to where it can be climbed.
- Electric current (three-phase) is drawn through the ground, the safest option in mountainous areas; the average transformer is about 2 kilometers away;
- The water comes from its own spring, it is collected in two basins. In a pool with a capacity of 15 tons, water is captured directly from the spring (the flow rate is approximately 5-6 liters/minute), then it is pumped into another pool, 70 meters away, with a capacity of 35 tons, from where sets out for houses ” by falling”. Since the water is more than enough, the owners have arranged nearby rea of the basins a small pond, where fish grew; it is currently out of date. The spring is very good, and if the demand for water is high, another catch basin can be built. In the yard, a well was dug, the spring is very good and, as it fills up, the surplus water is transferred to a pool and used to irrigate a solar house.
- Ecological septic tank with a capacity of 20 tons.
- The owners have fixed telephone and internet – own antenna, which is connected to the relay in Roșia Montană
- The area around the houses is landscaped with fruit trees, fruit bushes, a small plantation of raspberries, sea buckthorn, firs, pines, thuja, flowers for every season and decorative shrubs.
- Rich fauna; during a walk, pheasants, partridges, deer, rabbits, foxes come across.
- Access to the property can be done from two directions – from the village, on an asphalted road – there are slopes, but not very steep, you can travel with any type of car; the second access option is from DN 74 Abrud – Brad from the Vulcan area (the road coming from Abrud). It is six kilometers from the property to the DN, the road crosses the forest, it is not steep, and the landscape is wonderful, there are no other households, only nature, it is an agricultural road (paved) put into use in 2022, you can drive with any kind of car; keeping the proportions, the road can be compared to the Transfăgărășanul.
- Distance to airports: Sibiu – 175 km, Cluj – 151 km, Oradea – 180 km, Timișoara – 196 km, Arad – 196 km, Tîrgu Mureș – 204 km, Bucharest – 451 km.
